my thinking is basically: I'm not trying to sell, they're trying to buy - I don't need a quick cash infusion so not selling is my default, but if they want to convince me to sell they should be willing to pay a premium on top of market rate.

I don't disagree. You're not likely to get a 300% premium over market rates, and you're okay with that. Sounds like everybody wins :)
